Middle East Hotel Construction Hits Record 724 Projects as Saudi Arabia and Egypt Dominate

Driven by state-backed tourism agendas and robust economic diversification, Saudi Arabia and Egypt have emerged as the primary engines powering a record-breaking hotel construction boom across the Middle East.

Recent regional pipeline reports from industry analysts at Lodging Econometrics reveal that the Middle East hotel construction pipeline reached a record high of 724 projects and 178,003 rooms in the second quarter. The figures represent an 11% year-over-year surge in total project count, reflecting sustained investment in regional infrastructure and commercial hospitality.

Saudi Arabia leads the regional surge, accounting for more than half of all planned developments with 387 projects and 105,648 rooms. Development is heavily anchored by the kingdom’s Vision 2030 economic blueprint and high-profile giga-projects. Capital city Riyadh holds the region's largest urban pipeline, followed by major urban and religious hubs including Jeddah and Makkah.

Egypt secures the second spot in regional growth metrics, posting record pipeline levels as expanded infrastructure and historic site developments—such as the Grand Egyptian Museum district—fuel investor confidence. Cairo continues to anchor Egypt's hospitality expansion with over 50 active projects under development.

The United Arab Emirates ranks third overall, while luxury and upper-upscale developments dominate the regional product mix, accounting for over half of all active projects. Regional tourism bodies, including the Saudi Tourism Authority, continue to leverage these expanding room capacities to target international business, leisure, and cultural travel segments.
